Do you list homes on the MLS or act as real estate agents?
No. We do not act as real estate agents or list homes on the MLS on behalf of homeowners. When working with sellers, we are not representing you as an agent and do not list your property for sale.
After a property is purchased, renovated, and owned by us, it may later be listed on the MLS as part of a resale. This occurs only after the transaction with the homeowner has been completed.
How do you decide what to offer for a property?

Will I need to make repairs or clean out the property?

Can you buy houses with title issues, liens, or other complications?

Will you personally purchase my property?
In many cases, Garden State Cash Homes LLC purchases properties directly. In certain situations, we may work with trusted partners to complete a transaction. Regardless, we remain involved to ensure the agreed-upon terms are honored and the process stays clear.
Am I obligated to sell if I request information or an offer?
No. Reaching out to us, asking questions, or requesting information does not create any obligation to sell. We believe homeowners should have time and clarity before making decisions.
