Inspection Period

Unground oil tank and septic you cannot physically see because they are unground so, we will perform a tank sweep and inspect the septic. We will provide you with the full details of the inspection.
In the event that there is any major issue with the items that where inspected you are not obligated the make any repair or give a credit towards the items. We would canceling the purchase agreement as a last option if the issues are costly and we cannot negotiate on resolving the issues.
I know what you are think “I thought you buy houses as-is” since we are not licensed home inspector or structural engineers so there is no way for us to know if those items are damage. We can only go off want you disclosed to us in our initial home evaluation. So it is always best to disclose any issues prior signing the agreement this way there’s nothing unexpected pop-up and we are aware of any potation issues. After the 10 day inspection period is over, we are ready to move onto the next step.
Documents For Closing
If you are working with an attorney they will handle The Seller’s documents. However, if you are not working with an attorney the title company can prepare The Seller’s documents for you.
Closing Time
Once title comes back and all documents are sign, we will fund the sale and you will be paid the same day!
